In Varanasi — a city built around faith — Vastu Shastra is not a niche preference, it is a mainstream buying criterion. A Vastu-compliant home sells faster, holds value better, and simply feels right to most local buyers. Here is what actually matters when you are evaluating a property.
Facing Direction: The First Filter
Not all directions are equal. In Vastu:
- East facing is considered highly auspicious — the morning sun enters the home, bringing health and positive energy.
- North facing is the Kubera (wealth) direction — excellent for prosperity.
- North-East facing combines both and scores highest of all.
- West and South facing are not "bad" but need careful internal planning and corrections.
If two plots are otherwise equal, the East or North facing one is worth a genuine premium — and will be easier to resell.
Ideal Room Placement
Vastu zones follow a fixed compass logic regardless of which way the plot faces:
- Kitchen → South-East (SE). The fire element belongs here. Ideally the cook faces East.
- Master Bedroom → South-West (SW). The heaviest, most grounding room in the most grounding corner.
- Pooja Room → North-East (NE). The most sacred zone of the home — keep it clutter-free with natural light.
- Bathrooms → North-West (NW) or West. Water-drainage zones.
- Living Room → North, North-East or East. The public, social space in the lightest part of the home.
- Centre (Brahmasthan) → keep open. Avoid heavy structures, beams or toilets in the dead centre of the house.
Ganga-Side Plots: A Special Note
Varanasi's relationship with the Ganga creates unique Vastu situations. Water in the East or North of a plot is considered very auspicious. Water in the South is generally avoided. So a plot with the Ganga or a water body to its East/North side carries genuine Vastu value — relevant for properties near Assi Ghat, Tulsi Ghat and the riverside stretches.
What to Check Before You Buy
1. Note the facing direction with a compass — do not rely on the seller's word.
2. Check whether the kitchen and master bedroom can realistically sit in their ideal zones, or whether the layout fights Vastu.
3. Look at the main entrance — it should be welcoming, well-lit and not blocked.
4. Avoid plots with major structural compromise in the NE (the most important corner).
